NB: The 25% deposit, which is required before booking, is non-refundable. You are advised to take out a travel insurance policy with a cancellation clause, such as Chez/Europ Assistance which may enable you to recover non-refundable monies.

BOOKING CONDITIONS
1. The Property known as Chez Gouraud, Le Buisson, Nr. Confolens ("The Property") is offered for holiday rental subject to confirmation by Mr. and Mrs. Austin-Crowe ("The Owner") to the renter ("The Client").
2. To reserve The Property, The Client should complete and sign this form and return it together with payment of the initial 25% non-refundable deposit. Following receipt of this form and deposit, The Owner will send a confirmation invoice and statement. This will be the formal acceptance of the booking.
3. The balance of the rental cost/security deposit is payable not less than eight weeks before the start of the rental period. If payment is not received by that date, The Owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.
4. Any chargeable expenses arising during the rental period (e.g. breakages) should be settled by The Client locally with The Owner's representative before departure.
5. A security deposit of £100 for each week or part of a week of the rental period is required in case of, for example, damage to the property or its contents. However, the sum reserved by this clause shall not limit The Client's liability to The Owner. The Owner will account to The Client for the security deposit and refund the balance within two weeks after The Client leaves the property. The Client shall not be entitled to interest on return of the security deposit.
6. Subject to clauses 2 and 3, in the event of a non-insurable cancellation, refunds of amounts paid will be made if The Owner is able to re-let The Property, and any expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the parties' personal belongings, public liability, etc. since these are not covered by The Owner's insurance.
7. The rental period shall commence at local times at 4.00 p.m. on the first day and finish at 10.00 a.m. on the last day. The Owner shall not be obliged to offer the accommodation before that time and The Client shall not be entitled to remain in occupation after the time stated.
8. The maximum number to reside in The Property must not exceed those stated in this document unless The Owner has given prior written permission. No animals are allowed. The total rental cost will then increase proportionately by such percentage as the increased number of people residing bears to the original number of people listed in this document payable prior to written permission being given. If not paid at that time, the increased rental cost may be deducted by The Owner from the security deposit.
9. The Client agrees to be a considerate tenant and take good care of The Property and leave it in a clean and tidy condition and shall report any serious accident, loss or damage immediately. The cost of any minor loss or damage must be advised immediately after the rental period and will be deducted from the security deposit. Although a final clean is included in the June to September lettings, The Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if The Client leaves The Property in an unacceptable condition. The Client also agrees not to act in any way which will cause disturbance to those resident in neighbouring properties.
10. The Owner cannot be responsible for any liability for or loss or damage to the tenants' or guests' property, vehicles of whatever nature or for any personal injury however or wherever caused.
11. The Client shall report to The Owner's representative without delay any defects in The Property or breakdown in the equipment, plant, machinery or appliances in The Property and arrangements for repair and/or replacement will be made as soon as possible.
12. The Owner shall not be liable to The Client
12.1. for any temporary defect or stoppage in the supply of public services to The Property nor in respect of any equipment, plant, machinery or appliance in The Property
12.2. for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or any other matter beyond the control of The Owner
12.3. for any loss, damage or inconvenience caused to or suffered by The Client if The Property shall be destroyed or substantially damaged before the start of the rental period and in any such event The Owner shall within seven days of notification to The Client refund all the sums previously paid by The Client in respect of the rental period without interest.
13. In no circumstances shall The Owner's liability to The Client exceed the amount paid to The Owner for the rental period.
14. We reserve the right to refuse any booking at our discretion at any time. In such circumstances, any monies paid shall be refunded and all liabilities of The Owner shall thereupon cease.
15. These booking conditions shall apply to and be included on The Owner's confirmation invoice and statement.
16. This contract shall be governed by English law and any dispute shall be referred to arbitration.
